The reality is that creating the type of rental property to the point where it’s passive income takes a LOT of work. But the work is, at times, still ongoing. Eventually you’ll have a vacancy. Eventually you’ll need to fix things up again. Nothing will last forever. Sure, you can get a property manager who’ll handle much of this for you - but you will need to do SOME work yourself, even if it’s as small as choosing between finishes or approving bids on work. It won’t be an insane amount of work, but it will be something. So yes, real estate CAN be fairly passive…but it’s not passive if you don’t put in the work UPFRONT. Second Expectation: In order to invest in real estate, you need to do the repairs yourself or be a good handyman. The reality is that I can’t do anything besides change a lightbulb. While I do know some landlords who do the work themselves to save the money, this is absolutely not a requirement - and depending on how much your time is worth, it’s often cheaper just to pay someone else to do it the right way. It’s also worth noting that since all these repairs are a write off, you can write off the costs against your income…but, if you do the work YOURSELF, you cannot deduct the cost of YOUR OWN LABOR. Third Expectation: It takes a lot of money to start. The reality is that it often takes 10%-25% down to begin investing in real estate. This COULD be a lot depending on your definition of “ a lot,” and also on your area. Buying a property in Los Angeles would be significantly more expensive than in Kentucky, for instance. Where one person might be able to buy a property for $20,000 down, someone else might need $200,000. Fourth Expectation is that it’s often like the TV shows. The Reality is that it’s NOTHING like what they portray on TV. Oftentimes those TV shows will be loosely scripted around creating drama and creating a show that’s actually interesting enough to watch all the way through. Every episode needs a goal, a problem that arises, a solution to that problem, and then a resolution at the end. The real life problems that come up just aren’t that exciting or interesting. It’s often boring and mundane. The fifth expectation is that you’ll make a lot of money investing in real estate. The reality is that oftentimes one property won’t make you rich. Most mom and pop landlords won’t make a lot early on, but as they scale up, they can earn a significant amount of money from a lot of smaller sources. This is how many landlords start making money, enough to quit their jobs and invest in real estate full time. It’s growing your portfolio over one or two DECADES and accumulating those properties that might make you only $900 a month….but buy one of those every 18 months, and in 15 years you’re making $9000 per MONTH. That’s how most landlords make their money, and make a LOT of it. But the beginning will be slow and frustrating until you begin adding more and more to your portfolio. I have done all 4 ways in this video. And not only that, I've helped many of my students do exactly the same thing that I've done successfully. 0:50 The first step is to be open minded. So many people don't believe they can buy a house for no money, and this is the biggest obstacle for them. People have been buying businesses for years, using different types of agreements. So you can either not believe me, or you can take this information and use it to buy and invest in property in the UK. 1:15 The first way is Lease Option Agreement. This means you buy a property today but pay for it later. This means you can have a free loan to invest in the property in the UK for anywhere up to 5 years. And the beauty is that at the end of that 5 years, you don't have to buy the property. 2:15 The 2nd way is Property Investment Joint Ventures. This is where 2 people come together, each bringing 50% of value each and they do a joint venture together in the deal. When you're doing a Joint Venture, you both have to bring 50:50 Value, but you don't have to bring 50:50 Money! (Make sure to watch more here to see what you can bring to the deal beside cash) 3:45 You can't be successful in property investing with no money, no time, no creativity, no implementation, etc. You have to bring something to the table, especially in Joint Venture property investments. 4:00 The 3rd way is by using other people's money. If you know how to buy a property in the UK and get a 20% return on investment (ROI) and you know someone who has £100,000 sat in the bank doing nothing, this is the perfect opportunity for you to leverage that and invest in properties when you get a great return on investment like that. You give them a fixed return on their money, and you keep the rest for yourself. (Make sure to watch this section on the different places you can get money if you don't know someone who has money you can use) 5:25 the 4th way of buying a property is by buying the property, adding value to that property and then refinancing the property. You don't need much money to start with, as you can get a bridging loan. Some of my students are doing this very method right now to buy properties in the UK and are having great success with it. They're getting a bridging loan with strategies I give them, add value to the property, and then refinance with a different lender and pay off all the debt and they've got a property that they've put no money down for. These include duplexes, triplexes, and fourplexes. What makes this unique is that in addition to your unit, you have other units that you can freely rent out which can cover your entire ownership cost of the property. When you buy these properties correctly, your rental income from the other units will cover your entire mortgage, property taxes, insurance and repairs, essentially letting you live in one of the units for free. Not only that, but you can apply the rental income towards your loan, meaning you can often qualify for a much larger loan than normal. You’re also paying down your loan and building equity at the same time. My biggest recommendation to maximize the rental income is to look for vacant multi-family buildings that need cosmetic upgrades. This means you can immediately begin updating the property when you buy it - new floors, paint, bathrooms, landscaping are all cheap and make a significant improvement for rental income. Now of course, there are downsides of doing this. First of all, you will have to manage tenants and that can be a part time job in and of itself. You will also have some shared common areas - it’s not any worse than an apartment, but you will be in close proximity with your tenants. It’s not for everyone. But the good news is that when you’re ready to buy a house or upgrade, you can rent out your unit and you have a great cash-flowing rental property for you to keep long term. Essentially when this is paid off, it could be your retirement money that keeps cash flowing month after month. Or, you can live there long term and bank as much money as you can knowing that you don’t have be out of pocket every month for housing payments. In the last 15 years, one in three Detroit properties have been foreclosed on. When most people think of foreclosure, they think of people who can’t afford to pay off their mortgages. But in Detroit, it’s often the result of people struggling to pay their property taxes. One big reason is that, in the years after the Great Recession, the city went bankrupt and failed to lower property assessments far enough to account for the impact of the housing crisis. While the value of residents’ homes fell, their taxes remained inordinately high, and tens of thousands of people fell so far behind on their inflated tax bills that the county seized their homes and sold them off at annual auctions. In recent years, the city and county have lowered assessments and offered reduced interest rates to some homeowners. But they have no plans to stop punishing those who were overcharged in the past. VICE News followed this year’s tax foreclosure auction and investigated how the county financially benefits from the process. As Detroit touts its comeback and celebrates its success in climbing out of the largest municipal bankruptcy in American history, many of the city’s residents remain on the brink of displacement. Simon: I think the simplest way to describe investing in property is not living in the property. There's a couple of reasons why someone would invest in property. The one is you would buy a property and you'd rent it out. The other type of investing is where you buy a place that perhaps needs some work and you've got an eye for that kind of detail, and you understand how to budget and how to spend, and you're going to renovate it and then flip it for a higher price. Reporter: So, if I was thinking of buying or looking into such a property, what would be the first things that I would need to consider when searching for a property like this? Simon: If we talk about the one that most people think of when you're talking investment property, and that's buying to rent - so there's this idea that you want to buy a place and then put a tenant in it. When it comes to investing in property, you actually need to treat it like a business. So, draw up a business plan. Put down what is the financial commitment that you want to make. What can you afford? What do you intend to get out of it financially? The location - look at the location through the eyes of good data, good statistics. What are the prices doing in the area? What are the rental demands looking like in the area? And then you should look at the type of property, not all of them are geared towards renting them out. Look at two-bedroom flats and apartments. They're very, very popular with tenants. A broad spectrum of people are in that market. And I think the last thing is the type of tenant that you want to address. Tenant demand tends to really be in the young or the older. So, you're talking about students, student accommodation, and small, lock-up-and-go places, or places for retirees. So those are some good points to look for when you're investing. Reporter: How does one go about acquiring the right type of tenant for your property? Simon: It's critically important. This is your little business, this your investment, and when you're picking your tenant you're effectively picking your business partner. So you've got to be really, really careful who you let into the property up-front. So get your property out there on online platforms like ours, make sure that it's advertised as widely as possible, take as many tenants through as you can until you feel that the fit is right. And then there are lots of great services that you can use, on our platform or others, where you can check on the tenant's credit history, or you can get a reference from their previous landlord. It's really good to do the background checks, to do the research that you need. Reporter: The whole issue around landlords, tenants, where can one go to get advice about that? Because that can also be a tricky issue as well, right? Simon: It's amazing how many questions people have when it comes to renting out property. Tenants - what are my rights? What do I need to sign in a lease? What do deposits look like? And then on the landlord's side, it's also really, really important - what if my tenant's not paying electricity? What if they're denying me access to the property? So we see these types of questions all the time. We get expert panelists to come and comment on articles. And then we put it into a real easy-to-use database of information and advice. So if you are in the market either as a tenant or landlord and you've got questions, we do have a space for you to come and answer those questions. And I’m going to show you a simple 3 step process that you can use to get started without any money for deposits and without getting any mortgages. Sound good? Ok so step number one is that you must deal DIRECT with sellers.. you will not find abundant discounted property at an estate agent. Nothing against agents but if you go through an agent, you’ll be up against a lot of competition, both from other investors and residential buyers so you’re unlikely to get a deal. Step number two — only and I repeat ONLY, ever deal with MOTIVATED sellers. Motivated sellers are sellers who don’t “want” to sell, they NEED to sell and motivated sellers don’t think like you and I: instead, they value things like speed, privacy and assurance far higher than price. As an investor, you’re able to provide these things in order to come to a win-win solution for your seller. If you don’t have the money to buy these very discounted deals yourself, simply pass it on to another investor who can, for a fee (and by the way, serious buyers couldn’t give a monkeys about BREXIT and are still buying like crazy) I remember when I got my first deal packaging commission ten years ago, I couldn’t wait to show it to my mum as she was always a little unsure about exactly what I did. So, deal packaging is a bit like a bridge -- you’re the bridge between the deals in your area and the buyers (who might not have the time to buy them). Or you could think of it as being Boba Fett out of Star Wars and you’re a deal finding bounty hunter... or whatever, right? Finances are won on offence. When you don’t have money, you need to get other people’s money. Who’s got your money? Don’t buy deals you wouldn’t look at if you had a bunch of money. The fact is, we all get stuck finding money no matter how rich you are, so the thing to keep in mind is the deal is what matters, not how much money you have. Most people do deals based on how much money they have. There is no such thing as no money down because you will have to exchange something with them—sooner or later the money will have to come from somewhere. Where can you go to raise money? It’s out there, you just have to find it. Act as a broker and act like you know what you’re doing. Here are 3 things to ask before going into any deal: 1.Ask a woman to tell you how she felt around the property. Just like when you go into a room, you know how it feels. How does the property feel to you? This is subjective, but ask yourself this. 2.Go over the numbers, the T12. This is objective. Do the numbers add up and make sense? 3.Go look at worst case scenario. Go look at the worst year ever. Will it still break even if another 2008 happens?
