Finances are won on offence. When you don’t have money, you need to get other people’s money. Who’s got your money? Don’t buy deals you wouldn’t look at if you had a bunch of money. The fact is, we all get stuck finding money no matter how rich you are, so the thing to keep in mind is the deal is what matters, not how much money you have. Most people do deals based on how much money they have. There is no such thing as no money down because you will have to exchange something with them—sooner or later the money will have to come from somewhere. Where can you go to raise money? It’s out there, you just have to find it. Act as a broker and act like you know what you’re doing. Here are 3 things to ask before going into any deal: 1.Ask a woman to tell you how she felt around the property. Just like when you go into a room, you know how it feels. How does the property feel to you? This is subjective, but ask yourself this. 2.Go over the numbers, the T12. This is objective. Do the numbers add up and make sense? 3.Go look at worst case scenario. Go look at the worst year ever. Will it still break even if another 2008 happens?

Why you should not invest in Fixed deposits for long term ?
This video talks about why an investor should avoid investing in fixed deposits for a longer period of time. Most of the investors mainly invest in fixed deposits because we are conditioned to think about Fixed Deposits (FD) as the first choice of investments, mainly for 2 reasons 1. Because they are Safe 2. The returns are predictible 3. Trust with the banks However the biggest problems with fixed deposits are that Problem #1 - Returns from Fixed Deposits does not beat inflation The biggest problem with fixed deposits is that the returns from FD does not beat inflation and finally our purchasing power reduces. Problem #2 - Returns are Taxable every year Another issue is that FD returns are not tax optimized and hence we pay a lot of tax provided one is in high tax bracket (30%) . What are the alternatives? Alternatives to Fixed deposits are Debt mutual funds which are safe enough like Fixed deposits with superior returns and better taxation Or one can think about Equity mutual funds which has high level of volatility but better returns from a long term perspective. Make money when you buy. This is absolutely crucial when you invest in real estate - you either need to buy into cash flow, buy into equity, or buy into a combination of the two. Do not do what everyone else does and buy something at market rate for market rent without allowing yourself some room to improve those numbers, and your investment 2. Never fall in love with an investment This is one I see too many people fall victim to. They go out to look for an investment, then see a home they “fall in love” with, despite it being a terrible money-sucking investment. But hey…maybe it’s just really charming, or reminded them of their childhood house, or whatever…point being, if it’s an investment, it’s a BUSINESS. Not a romantic-comedy. You cannot get emotionally attached to a property you’re investing in. 3. Big picture, laster focus While the bigger picture is fine to pay attention to, local markets are much more important. Don’t get too caught up in headlines and following trends because real estate is such a micro-economy. Each property and city is its own individual investment opportunity. While they can trail overall economics, every single property is like its own stock - some are undervalued, some are overvalued, some are going up in value, some are going down…the specifics are what make this type of investment really, really unique. Your market will have its own opportunities outside of everything else that’s going on. 4. Think long term - get a fixed rate loan This is one that I’m a firm believer in. Some people might disagree with this, they might want to take a riskier approach, but my philosophy is simple: buy once and hold. Even though you might be able to get a cheaper loan by going for a 5-10 year Adjustable Rate Mortgage, which means that your interest rate will only be locked in for so many years before it’s adjusted to market rate, it’s much safer to lock in a one-time rate NOW and then hold it. You know your holding cost will at least remain consistent throughout the life of the loan, until you either refinance, pay it off entirely, or sell. 5. Finally, make sure it cash flows. You should focus primarily on your cash flow - how much money are you investing into the deal and how much will that make you every single month. Do NOT barely operate on a thin margin of cash flow unless you’re making a significant amount of equity and have the cash reserves to pay out of pocket if and when something goes wrong. The biggest problem I see happening is when people cash flow a few hundred dollars on their investment, barely scraping by, and then something comes up and wipes out a years worth of profit…even if they made a ton of money by paying down the loan, they need some type of cash flow for it to really make sense. Focus on cash flow, while still taking everything else into consideration. Cash flow first…everything else second, then evaluate the deal from there. 6. Bonus tip…don’t be your tenants best friend. I’m a really, really nice landlord…sometimes too nice. When I first started, I really wanted to be buddy-buddy with my tenants and be the “cool” landlord. No. Bad idea. This is often when you get taken advantage of, even if its not even intended…this is when they start calling for personal favors, extended time on rent, or fixing things that aren’t your responsibility to fix. This often puts you in a difficult position between being a friend and being a business person. And once you’ve opened the friendship floodgates, it’s difficult to shift into the mindset that you’re running a business and that this is your investment. My biggest piece of advice is to treat it strictly as a business - be friendly to your tenants, but do not be friends. Stick to the contract and enforce it. It’ll end up saving you in the long run. Till the late 1980s, it was the standard middle class dream to be able to somehow garner enough money to buy one's home. You saved for many years, sold some family jewels and borrowed from friends and family. Overtime, you somehow paid back friends and family. The script changed in the 1980s with the arrival of home loan companies. Now, instead of borrowing from friends and family, you could take a home loan. The only difference is you have to begin repayment immediately and pay back on a regular basis till eternity (or so it feels). Given the easy availability of home loans, the number of people who can buy their own home has multiplied exponentially and so does the property prices. This has resulted in the rent-versus-buy debate arriving on Indian shores as well. Does it make sense to buy your own home or to stay on rent? What is the difference between debt vs equity funding?
Debt vs Equity funding for Property projects and what is IRR? http://estatebaron.com.au A bank these days can lend upto 80% of the total cost of the project (land + permits + construction + sales). This means in order to make a project possible a developer only needs to come up with 20% of the money required themselves, with the rest being borrowed. A good project needs to deliver atleast 20% profit on the total money invested in the project. However out of the total money invested only 20% is equity and the rest is being borrowed. Lets say we have a 12 month project which cost $100 and generated a profit of $20. Out of the $100 investment only $20 was equity by the developer and the rest $80 was lent by bank at 5%. So out of the $20 profit, $4 goes to the bank as interest on its $80 at 5%. And the remaining $16 goes to the developer for his $20 investment. This is an 80% return on equity in one year. Not bad at all! If the project was two year long then the yearly equity return would be 40%. For a 4 year project this would be 20%. Mutual Fund Review : L&T Tax Advantage Fund | Top ELSS Mutual Funds 2018
L&T Tax Advantage Fund is a multi cap fund in the ELSS category. It has above category avg Mid cap and small cap allocation. This fund was managed by Fidelity till Mar 2012 and then was included into L&T Mutual Fund after they acquired Fidelity. Till the time with Fidelity, it was one of the best performing ELSS fund in the category, after the transition, performance slumped to category average. But last two years have been pretty good for the fund. Fund is managed by L&T CIO Mr Lahiri who has more than 20 years experience in Fund Management. Mr Lahiri is a versatile fund manager who follows bottom up stock picking strategy and is not afraid to take high sectoral bets. Overall Fund seems to be in good hands but still Fund house is relatively new but has very strong foundation from Fidelity. Last 2 years have been good and we would like to see this continuing for longer term. Riskier bet compared to bigger peers but still not a bad choice to make in ELSS category. Justin Sliva: Yeah we had, here recently we were in a small county out in Texas and one of the guys brought his first, it was his first mailer, his first yes and it was 40 acres for say $4200 or something like that. And you know he's excited, he's like, "This shit really works. Stuff really works." Sorry about that. Steven Butala: It's all right. Justin Sliva: "Stuff really works." And then you're like, "Yeah it does. We told you that." And we go through the deal and soon as I pull it up on ParcelFact there's just, there's no road. And I'm like, "Well how do you get to the property?" He says, "Well it says it has easement." I said, "Well literally you can't drive to the property it's got, the topography there's beautiful. Beautiful land it'd be perfect to go hike, go camp, maybe go hunt on, but you can't drive a car there so how are you gonna actually go enjoy it if you're the end user?" So you know that excited part she said yes. Justin Sliva: You know they wrote me yes, yes they want to sell me the property. You know make sure it meets your contingencies. You don't have to buy it if she says yes to it so ... Steven Butala: I struggled you know people ask me you know what did I struggle with when I started in the 90s? I call it seeing something in the deal that's just not there. Justin Sliva: Yep. Steven Butala: I wanted to work so bad and you want to get that first deal done maybe the first year you're trying to like justify not working at your regular job anymore and make enough and just start, you don't want to make bad decisions. Justin Sliva: Yeah. Steven Butala: That's another reason to call this guy 'cause he'll look at the deal and tell you. Like you saved this guy. Justin Sliva: Yeah. Steven Butala: You saved him losing a bunch of money. Justin Sliva: And had I been in his shoes my, first deal we bought a couple of those properties. I knew exactly- Steven Butala: We all have. Justin Sliva: I took the lumps for him. So I was like you know just move on. And within 30 seconds he looks at me and say, "Are you sure?" And I'm like, "Yeah just go." And that's the good part about partnering with somebody or doing those joint ventures you get to pick up on that wisdom. Now is that something that cost him? No it was free. We had a conversation about it. We moved forward and he was gonna be better off with that, but you now the three deals I lost money on in my investment history were deals that I didn't follow that basic thing that y'all taught, the access.
