Officially Moved in to My New Real Estate Brokerage!

I decided to start my own real estate brokerage earlier this year. Things went a little faster than I had planned, and we had to work really hard, but we are now moved into the permanent office space! In ten 10 days I was able to form my new company with the Real Estate Commission. Luckily I had already taken the classes I needed. Part of starting the new brokerage was being able to have office space in a building I had just bought with a partner. A single agent relationship may be changed to a transaction broker relationship at any time during the relationship between the agent and principal, provided the agent first obtains the principal’s written consent to the change in relationship. To gain the principal’s written consent to a change in relationship, the buyer or the seller (or both) must sign the consent to transition to transaction broker notice set forth in Chapter 475. Note that this disclosure notice requires the buyer’s or the seller’s signature before the licensee may change from one brokerage relationship to another. If the principal refuses to sign the consent to transition notice, the broker must continue to act as a single agent. The consent to transition to transaction broker notice includes wording regarding the principal’s permission to allow the single agent to transition to a transaction broker. The notice also includes a list of the duties that a transaction broker owes to the customer. The consent to transition to transaction broker notice can either be a separate document or be included as part of another document. A licensee may also transition from a transaction broker relationship to a single agent relationship. Furthermore, a licensee may transition from any one of the brokerage relationships to another relationship. However, there is no specific disclosure language provided in the Florida license law for these situations. The licensee will have to accomplish the transition in a manner sufficient to withstand a civil challenge under common law

It also doesn’t take a ton of money to get started - as long as you have some savings to cover yourself until you start earning consistent money, which could be 6-12 months from when you start, the fees are manageable. The cost of actually becoming licensed could be as little as a few hundred dollars. It’s also a great career to start when you’re young - since you have very little overhead, it’s a great time to begin learning and honing your skills. By the time your older, you’ll already have established yourself in the industry. First step is getting your real estate license. The requirements vary from state-to-state, so google “How to get your real estate license in (your state here).” You’ll usually need to enroll in a real estate course which is generally about 135-hours of education. You can take it online (what I recommend) or in person. If you’re in California, I took my real estate license course from PremierSchools: https://goo.gl/IDVxCf (use code grstp for 5% off). www.AlliedSchools.com is also another great option, as is Kaplan for most other states in the US. Once you pass these courses, you’ll sign up to take your state test. This is what you’ll need to study for - generally there are plenty of exam cram products you can buy, many of which are helpful. Passing your tests and getting your license is easy. Really, really easy - the barrier to entry is very, very low. Actually making money is another story. Once you get your license, my BIGGEST recommendation is to work as an assistant to another Realtor. This will give you all the experience you need with very little risk, since you’re getting paid for your time. When you feel comfortable enough, you can go off on your own and begin working your own clients. Even if you have to intern for free to see if you like it, it’s worth it for the experience. If you decide to go off on your own, you’ll need to join a real estate brokerage as a new agent who will oversee your salesperson activity. My recommendation is to first find a brokerage that works in the area that you want to work in. If you want to work in the high end luxury market, find brokerages that work in the area you want to be in. Make sure that brokerage also offers training and support - this is crucial as a new agent who’s still learning. A good book I recommend is “the millionaire real estate agent” by Gary Keller. Join managing broker Sean Reynolds as he gives some insider tips on how to tell your brokerage you are moving on. Hi, I'm Sean, the owner of Summit Properties Northwest and Reynolds & Kline Appraisal and this is kind of a quick recruiting video. It's on the topic of recruiting, so brokers move around fairly often from one brokerage to another and so you might find yourself in a situation where you found your next brokerage. How do you have that talk with your managing broker of I am leaving you here and I'm going to go to work there. What does that look like? And that's what this video is going to be about. So the first thing I recommend doing is having a personal conversation if at all possible. Yeah, maybe that's over the telephone, but preferably go ahead and see your broker. It's good to have that kind of eye-to-eye contact to end what was hopefully a decent relationship you had with your, your managing broker. And so when you either talk to them or talk to them in person, what I would recommend is just go with brutal honesty. Hey, these are the things I'm not getting. These are the things I'm looking for. This is the reason I'm making a move. Just be honest with them because that's the feedback that I like to hear. How can I improve my company so that people don't leave and then what are other people doing out there that brokers are moving, gravitating towards? So along the lines of the brutal honesty approach, managing brokers have a million things that they do each day. They have emails, they have texts, they have phone calls, just stuff going on, so they don't have a lot of time for chit-chat and so get right into the fact, hey, I am going to be leaving your firm because of this and they will appreciate that and I know it's a super hard thing to do because nobody wants to let other people down and you kind of feel like you're letting somebody down in a situation. But managing brokers are business people and they're used to having brokers come in and they're used to have brokers go out. It happens all the time, it's part of doing business, but having a quick conversation with them, just let them know why you're doing what you're doing and things will be okay, and hopefully they won't be too upset. Um, they're going to be disappointed. Nobody likes to lose a broker and you want to know what you can do better, but sometimes there's an opportunity that you've got to go take elsewhere, so go do it, but just be honest with your broker and have that talk. So giving your managing broker enough time to kind of react and come up with a game plan for your exit helps out a lot. So, if you tell them on a Friday: "hey i'm out of here over the weekend", that's pretty quick notice to react because your managing broker typically has somebody who goes online and releases you from the MLS and then also releases you from the state roster. Under Florida law, it is presumed that all licensees are operating as transaction brokers unless a single agent or no brokerage relationship is established, in writing, with the customer. A transaction broker is a broker who provides limited representation to a buyer, a seller, or both in a real estate transaction, but who does not represent either party in a fiduciary capacity or as a single agent. Transaction brokers provide a limited form of nonfiduciary representation to a buyer, a seller, or both in a real estate transaction. In this relationship, the seller (or the buyer) is considered a customer of the real estate broker and not a principal. In a transaction broker relationship, the buyer or the seller (customer) is not responsible for the acts of a licensee. Chapter 475 defines customer to mean a member of the public who is or may be a buyer or a seller of real property and may or may not be represented by a real estate licensee in an authorized brokerage relationship. Therefore, the seller (or the buyer) who chooses limited representation is a customer under the transaction broker relationship. A licensee may enter into a transaction broker relationship with both parties (buyer and seller) in a real estate transaction. In a transaction broker relationship, the parties to a real estate transaction are giving up their rights to the undivided loyalty of a licensee. This aspect of limited representation allows a licensee to facilitate a real estate transaction by assisting both the buyer and the seller. However, a licensee will not work to represent one party to the detriment of the other party when acting as a transaction broker to both parties. Real estate licensees must fulfill the duties of a transaction broker when that type of representation is selected. The seven duties listed above apply to all real estate transactions (residential and otherwise) when the parties have agreed to a transaction broker relationship
