138 Why I am Starting a Real Estate Brokerage

I had big goals for 2018 and so far it is starting out with a bang. I bought a 68,000 square foot commercial property a couple of weeks ago. I wanted to buy a 50,000 square foot or larger building this year, and along with that goal I wanted to start my own real estate brokerage as well. Now that I have the building, I have already started to remodel the space I am going to move into. I wanted to start my own brokerage for a while, but I have had a lot of things going on, and I wanted to be able to rent space from myself. On this podcast I will go over why I want to start a brokerage and some of the things I have to do to make it all work. Why I did not start a real estate brokerage sooner I have been a licensed real estate agent for over 15 years. I have worked for the same company and broker my entire career. My dad helped start the company in 1992, but sold out his shares bedore I started working with him. My dad and I worked together for over 10 years before I bought him out in 2013. I have been running my own team at this office for a few years which is like running a brokerage. When I was most active as a real estate agent I was selling bank foreclosures and HUD homes. I sold over 200 houses a year when things were really busy. When you are an REO agent you have to solicit banks, and the government to get listings. It is not easy to get those accounts, and technically the accounts are with the broker and not the agent. I was the point of contact for my REO accounts, but if I ever left the office I would have to reaply with every company, and hope they approved my new office. There was no gaurantee that my accounts would move over with my new office. New 68,000 square foot rental property. In the last few years I have focussed more an more on the investing side of the business, and not the agent side. I still have a team of agents, but I rarely sell anything myself. I sold one REO last year! I like the investing side much more than the agent side, and I do not plan to be an REO agent again even if foreclosures come back in full force. How to become an REO and HUD listing agent. Why do I want to start my own real estate brokerage? In my current situation I pay my broker for three offices and a flat fee every month. The flat fee allows me to keep 100 percent of my commissions, and add as many people to my team as I want. It is a pretty nice set up, but I still have to pay quite a bit to run my team. We are also in a very tough market to sell houses in, becuase there are so few houses for sale. There are only 82 houses for sale in our entire town of 100,000 people. If I started my own office, I would save a ton of money because: I would not have to pay my broker the flat fee anymore. I would have my own space that I am renting from myself and my partner in the deal. I would have complete control of who I hire and who I work with. I would be able to design and build a cool work space. I would not have to worry about an office I was not in charge of changing without my control. Even if I was not paying rent to myself, I would be saving money paying for my own office space over paying my broker. I already pay for staff to help the agents on my team and myself, so there would not be many more expenses runing my own office either. I can also charge other agents desk fees to be in my office, instead of paying my broker desk fees for me to be in his office. How much money do real estate agents make? What do I need to do in order to start a real estate office? It will not be easy starting my own office. I have a lot going on alread with 18 active flips, having bought the large building, and this blog. However, I am a big fan of hiring people to help me get more done. In fact, we are looking to hire more people for our team. We are looking for more agents, and more admisistrative help. Choosing a real-estate broker is an important decision when you first start your real-estate career. Choosing a good real-estate company could literally mean the difference between real-estate career that get up and running quickly and one that stagnates. Here are three things to look out for when choosing a real estate broker: DON’T work for a company that allows BIC’s to compete (Most important) This is #1 by far. Companies/BIC’s are going to try recruiting you because the fees associated with you are a source of revenue. That being siad, brokers in charge will sugar coat them competing with you: “Even though I’m competing with you, we practice strict rules about my clients vs. yours” If you had the choice between the CEO of a company and a sales representative, which would you choose. Also, a broker that’s competing with you is also trying to produce business and will devote more time to clients then you! 2. Choose a company with the largest presence or brand It’s no secret that people are most likely to do business with people they like and trust. In the beginning of your career, you want to work for a company that has an established name because you more then likely don’t. Look for the company that has the most signs in town Has a good reputation and/or is well branded You “see them everywhere” aka markets company heavily (you get to be apart of that name!) Type in “real-estate brokerage” on Google and see who comes up first 3. Company with training and/or teams to work for When you first start real-estate, training is going to be very important. Choose a company that has: Lot’s of teams to join Offers training to employees that do decide to go independent BIC that is devoted to help provisional brokers (Non-compete) Hires specific employees that allow you to outsource work (marketing coordinator, closing coordinator, IT staff, relocation staff) In my experience “big box” brokerages tend to have these characteristics ie, Coldwell Banker, Century 21, RE/MAX, etc. At the same time, there are usually smaller companies that have great programs for agents. Bad things to look out for: Companies that AGGRESSIVELY recruit agents Offer no training yet charge huge fees Have BIC’s that compete with you Don’t have outsourcing programs to ease strain Very small & “No-name”

Recently a good friend of mine who is going to be a first time home buyer very soon asked me "how does it work if I want you to start showing me homes? How does a realtor / real estate agent or broker get paid? Do I pay you based on the times you take me out looking at properties or homes? It then dawned on me that maybe it's not so obvious to people exactly how realtors get paid. Especially if they haven’t worked first hand with a realtor before. Often times in the sale of a property there are 2 agents involved in the sale (a listing agent who represents the seller and a buyers/selling agent who represents the buyer). Sometimes one agent can represent both sides (buyer and seller) but it's more common for each side to have their own representation. Does each party pay their own agent? NO! How it typically works is the seller pays both agents commission. When the seller lists their home for sale with their agent they agree on the total commission they are willing to pay for the sale of their home (which is completely negotiable). Typical commission rate is 6% but it varies and could be higher or lower. However for the purposes of this example let's use 6%. So the seller agrees to pay a 6% commission and then the listing agent typically offers out through the MLS (Multiple Listing Service) half of the total commission to the buyer’s agent to entice them to bring their good qualified buyers to purchase the home. Again, it varies and is different in every situation but often times the two real estate agents or brokers split the total commission the seller agrees to pay. So what does that mean for you as a buyer? It means it's FREE to work with a professional realtor or agent when you are buying! So if you’re thinking of beginning your house search, go get pre-qualified with a lender (I have a great recommendation if you need one) and go find a strong agent or broker to represent you who knows how to negotiate on your behalf. Remember using a good experienced agent or broker could save you thousands of dollars when it comes to buying or selling a home. I'm going to break down what a new real-estate agent should look for in a new company and what exactly to watch out for!  Self assess yourself and your current skill level Most people enter the real-estate industry with very little knowledge when it comes to sales Are you brand new to real-estate?
